Foundation Stabilization - Back Patio Access
Challenge
This homeowner began noticing signs of foundation settlement affecting the rear portion of their house—such as hairline cracks and shifting along the brick exterior. Upon inspection, our team determined that the home’s footer was settling and needed structural support. However, the area requiring repair was located directly beneath a concrete patio slab, creating access challenges for the crew.
To effectively stabilize the structure, we needed to access the foundation footer without compromising the integrity of the surrounding home or patio. It was clear that foundation piers would be the best long-term solution, but precise planning was required to reach the right footing location.
Solution
Our team carefully saw-cut and removed a portion of the existing concrete patio to create access points directly above the settling footer. Once exposed, we installed foundation piers beneath the home to transfer the structural load to stable soil below. These piers are designed to prevent further settling and preserve the long-term integrity of the home’s foundation.
After pier installation was complete, we repoured and refinished the section of concrete patio, leaving it clean, level, and fully restored. From the surface, you’d never know significant structural work had just taken place beneath it.
The home is now fully stabilized, with no more risk of continued settlement in the affected area. The homeowners were relieved to have the issue resolved efficiently, and they can now enjoy the peace of mind that comes with a secure foundation—without sacrificing the appearance or function of their patio.
