What is the problem with sagging floors?
A strong and level floor requires a post-and-beam assembly in the floor above the crawl space. However, wooden beams are commonly used, which are often undersized and easily rot. Over time these beams will begin to shift and settle, causing the floor joists to sag.
A multitude of other problems can arise when a home has sagging floor joists. With unleveled floors comes wobbly furniture, and gaps between the floor and baseboards.
How can the SmartJack® system help your home?
The SmartJack® system can provide a permanent solution to sagging floors.
Installation is a fast, non-disruptive process that is done is the four following steps:
1. Preparation
A system design specialist will meet with you to design the support system unique to your home. The support system will be explained to you and the design specialist will be able to answer your questions.
To ensure proper installation, the design specialist will map out the location of each crawl space support jack. A 2' square, 2' deep hole will be excavated by a team of crawl space repair contractors at each support jack location. The hole is filled with tightly compacted crushed stone.
2. Placing the Footing
On top of the hole, a pre-cast concrete base (footing) is placed. This is the base for the support jack
3. Cutting the Jack Posts
The steel tube of each SmartJack® is made with a triple-layer coating:
1. Hot-dip zinc galvanizing layer
2. Intermediate conversion coating, and
3. Clear, organic top coating
Measurements are made and each post is cut to the correct length
4. Assembly
Each crawl space jack post is against the girder. If necessary, a new girder will be attached to the old for additional assistance.
After proper assembly, each SmartJack® is tightened and your floor will then begin to rise back to its original position. These jacks are also adjustable, should you need future corrections.
